Sparrow will review each project individually and will advise the owner of it's
recommendations as to what type of reporting program should be implemented for
that particular project. Sparrow can coordinate any of the available
programs that might be required or be able to provide adequate services through
the programs it has presently under use.

Sparrow will work with the owner's accountants, both in house as well as their
auditing firm, to establish the procedures that best serves the client.
Subject to the agreed upon procedures, Sparrow will provide those reports
following their proscribed format.
Detailed
Management Reports
Sparrow has a long list of established report forms that it utilizes in the day
to day management of it's properties. These reports are available as they
currently exist or can be modified to any individual project's need. The
time table for the issuance of the reports would be worked out with the client
at the issuance of the reports would be worked out with the client at the
inception of the management role and can be adjusted at any later date as to
their uses.

Management Staff
Sparrow will provide qualified, trained and experienced site managers to work
with the property's staff and the owner's professionals in seeing to it that the
property is always maintained to the highest standards.
Building
Condition Surveys
Sparrow can provide on an requested basis or as part of it's overall management
plan a detailed survey of the existing conditions of the property in
question. Subject to the issuance of this report Sparrow would sit with
the owner and review what steps are to be taken in responding to the needs of
the property.
In addition to the initial report as to the
property's condition, Sparrow will provide a detailed maintenance and repair
plan for an extended period to time. This plan would be supplemented with
intermitten updates.
